Overall
Worst Rental Experience I've Ever Had

This is the single worst rental business I have ever come across. Their persistent lack of integrity, honesty, professionalism, and customer care has been truly astounding. I can no longer count how many times my wife and I have said, "This can't get any worse," and then it did. Some jewels from our horrific experience:

- The house in complete disarray upon arrival, including moldy bathrooms, warped flooring, dirty walls, sticky floors and years worth of oil residue on a severely leaking gas stove.
- Not only refusal but DENIAL from management that half of the above (and more) were even problems.
- Outright refusal, accompanied by belittling language, to even meet to discuss any of our grievances. We gave up after a vapid phone call with the owner yielded no change.
- The company KNOWINGLY left an entire dead possum in the backyard even though they knew we were coming in with 3 animals.
- A nearly $400 non-refundable cleaning fee despite that fact that absolutely NO cleaning is taking place between residents.
- Absolutely NO method of holding contractors accountable for their work, be it house cleaning or repairs.
- A truly astonishing and ubiquitous disdain for their customers evident in the tone of every interaction.

DO NOT do business with this company if you are looking for a pleasant rental experience, or even less, one in which basic needs are respectfully addressed.

Red Wagon Properties has been a good choice for our family. Trying to house hunt in a new city is stressful, but our agent was able to help us with our limited time in town. The application process was fast and we were able to move in even quicker than we thought. We are happy with the house and Red Wagon.

The staff is amazing and provids excellent customer service. I locked myself out of my rental home and didn't have a spare key. I called Red Wagon Properties, explained my situation, and Jessica Hanson stated the office had a spare key. It was 4:30 pm and the office closes at 5:00 pm. Due to Friday traffic and my drive from the Sea World area, I advised Jessica that I would likely not make it in time. She completely eased my fears and said that Kathy Bost would wait for me until 5:30 pm. I arrived at the office at 5:30 pm and I was greeted by Kathy Bost with a smile. We even chatted for a bit and had to hug her before I left. The generosity from these two women......that they would go out of their way for their customers! Thank you Jessica and Kathy!! I recommend this office to anyone looking for a home and want to do business with people who really care.

The owner will tell you to email him or call him and he will respond to you. What a joke! I haven't hear from the owner in a year and I have emailed several times! They charge you for anything and everything when you move out. You fill out an extensive move in damage list and then charge you for some of those things on the list! Our deposit was almost 2400.00 and they took out almost 900.00 for ridiculous items! Oh and they charge you 450.00 for non refundable cleaning and then do above basic cleaning and charge you almost 235.00 on top of the original 450 to carpet clean! I am highly upset! This rental agency is super nice till you move in and then fight you on every single repair! Hello! This isn't my house, I'm going to have you fix things! I was treated like I owned this house the entire time, not to mention they told me there was a community pool when there wasn't! About to go to small claims court!

After using Red Wagon to manage my property for 3 years, I was glad to find an opportunity to end my business dealings with them. I was disappointed with the service provided by Red Wagon and contractors hired by them to work on and inspect my property. Being that I did not live near my rental property, I trusted that Red Wagon would manage my property professionally. However, I do not feel that this was the case with most of the services that were provided by Red Wagon. Inspectors missed or ignored obvious issues (holes in walls), contractors damaged property or did not complete jobs and Kris was very unpleasant to deal with when these issues were brought up (if I was able to get ahold of him at all). I will not be doing business with Red Wagon in the future and would not recommend them anyone that I know.

I have been using Red Wagon Realty as my property management for more than a year now and have been continually impressed by their service and responsiveness, both to me and to my tenant. After hearing horror stories about other management companies, I'm so grateful to have discovered them. They ensured that my house was move-in ready, which was no easy feat, and then found a quality tenant quickly. Their prompt response to my tenant's concerns ensured that the tenant renewed the lease this year. I have no concerns that my property is going to be damaged, nor that they're skimming any money from the rent checks. The repairs are all well-documented and the bookkeeping is excellent. If I purchase any more rental properties, you can bet that I'll have Red Wagon do the management! Even if I were just looking for a place to rent, I'd rent through them. The people are friendly and professional and the owner is passionate about what he does. Thanks Kris, Melissa, and everyone at Red Wagon for taking care of my house while I have to be out of the area!

They have done a tremendous job for my investments. I had two previous property managers who were stealing money from me, and also not filling the vacancies very quickly. It is nice to know that I have my property manager working for me, and not getting paid unless I get paid. I am very thankful that I hired this company to manage my investments.

When I first started looking for a management company, I contacted and interviewed several companies. I was so impressed with Red Wagon when I met Chris (the owner) and Kim. I liked that Chris explained to me how he operates his company...that was important to me. Since engaging the services of Red Wagon, I have found that each person I have dealt with is friendly, professional, efficient--and they are all team players. When we came to them, we have several issues that required a lot of time and attention. They kept us updated on everything and were willing to get quotes, hire contractors or whatever needed to be done. They are willing to do as much or as little as you want them to do. We were given excellent service throughout the entire process. The properties are now all rented out and things are running smoothly! I can't say enough good about the team at Red Wagon! So thankful that I found Red Wagon Realty to manage our rentals.

Definition Bad Business

Where to start? First, the focus of this company is the customer, i.e. the landlord, even if that house is falling apart. The house violated code, to the point we reported it to the city, and all tenents received condecending treatment or were simply ignored. After 7 months of back and forth repairs began, apparently nulling any attempt to break the lease because of living conditions. The entire house is also infested, which Kris asserts is strictly tenant responsibilty. Ive lived in over 40 houses and, honestly, this was the worst experience. They dont deserve to be in business. Hiring 'a sass hole' to deflect tenant concerns is no way to salvage an already poorly run service, which is what being,an agent is, A SERVICE. Thank you.

Although this will probably not do any good I feel it needs to be out there. This company will say anything to make a sale or get your money. They are very dishonest and I would not deal with them at all. Especially Kris, he said anything he could to try and make a sale and then when not satisfied with how things turned out he did not even have the courtesy to call back. Awful!

Over the top service!

I've experienced out-of-this-world service from Kristopher. The way his company manages my home allows me to receive the rent stress free. I feel like he manages my home like it were his own. His company is fantastic & I am so glad I found him!
